Redan Lane

On the Balmoral Slopes in Mosman, seven residences step down a steep harbour ridge, offering the space and privacy of a house with the ease of single-level living.

  • The site falls sharply from Redan Lane down to Redan Street, with an amphitheatre view over Balmoral Beach to Middle Harbour, North Head and Manly. The challenge was to accommodate seven generous homes onto the slope without overwhelming the lane or taking the view from the neighbours.

  • The response was to flip the typical apartment script. Rather than a penthouse on top, the largest home sits at the base, carved into the bedrock and spanning the full width of the building, with its own courtyards and pool. From the lane, the building reads as a modest two-storey form, in keeping with the street.

Privacy shaped the form as much as the view.

  • The six residences above ground floor sit on a radiating grid that was cranked to achieve two goals: turn the front of each home to the harbour, and open the rear to the northwest, catching light long after the morning sun has passed. Windows and walls angle away from the lane and neighbours, and two lift cores keep each lobby to no more than three homes.

  • Inside, each plan works like a house. A concealed door at the central laundry separates front and rear living, so different people can occupy the home without disturbing each other, and master suites face north to the harbour. Mim Design's finishes and selections complete the interiors across two palettes, Village Green and Balmoral.

Communal gardens are reached through a serpentine tunnel, with the excavated sandstone revealed behind glass.
